Solutions for real estate agencies
This estate agent CRM runs both sides of an agency: adverts, buyers and tenants, viewings and offers on the sales side, and tenancies, rent, repairs and landlord statements on the management side. In the US the same tool is usually called a real estate CRM. It is the Real Estate app, and its people and companies are the same records the rest of the platform uses.
Currency, area units and the way localities are named come from Settings and market presets, so it fits the way your market describes property.
What you switch on: Real Estate.
Each job, the app that handles it, and the screens you will use, named as they appear on the menu.
Record the property and its units, then write an advert as a draft and publish it. Its public page shows the price, rooms, area and photos, and never the owner or the occupier.
Real Estate: My Properties, Adverts, My Website
Each customer records what they want: bedrooms, types, towns and a budget. Enquiries from an advert arrive on the Enquiries tab and become customers.
Real Estate: Customers
An advert or an agent cannot be booked twice for the same time. An offer is never edited; a different figure is a counter offer kept beside it, and an accepted letting offer becomes a draft tenancy.
Real Estate: Visits, Offers
A tenancy goes from draft to agreed to started. The rent run raises charges on schedule, receipts go to the oldest unpaid charges, and arrears are aged into buckets.
Real Estate: Tenants, Rent To Collect, Rent Received, Unpaid Rent
Log the fault, raise a job for a contractor, approve the cost, then resolve and close. Inspections record each item and cannot be changed once complete.
Real Estate: Repairs
Choose the landlord and period, preview, then issue the statement. Fee rules decide what it deducts, and Share statement gives the landlord a read only link.
Real Estate: Owner Statements, Owner Payouts, Commission
Reserve a unit, generate the plan with a booking, instalments and a payment on possession, and record what the buyer pays until the sale completes.
Real Estate: Sales, Still For Sale, Plot Sales

Yes. Portal access lets a tenant see what is due and report a fault, and a landlord see occupancy, charges and receipts. A portal user uses no team seat.
Yes. Currency, area units, locality levels and labels come from Settings and market presets, and amounts in different currencies are never added together.
Yes. People and companies are shared records across the platform, so a landlord is one entry, not two.
